The Bären project is intended to create homes for different needs and different stages of life. The current planning status names four key figures, and at the moment there are no more than that.
Ten senior apartments. Two family apartments. One daycare on the ground floor. In addition a shared energy network that is meant to supply not only the project itself but also surrounding buildings.
Why senior apartments in Ins? Around one in five people in the municipality is 65 or older, 826 out of 3,777 people according to the 2024 figures from the Federal Statistical Office. The Alterszentrum Ins offers 50 nursing beds and 33 senior apartments. Housing in which people can grow old in the village independently is therefore not abundant. A building for several generations replaces no care provision, and we do not claim that it does; it creates apartments for the years before.

The daycare on the ground floor is the second part of the idea. Ins has the Rebstock primary school with four kindergarten classes, an all-day school on the school grounds and childcare through kibez Kinderbetreuung Region Erlach. A daycare on the village square places the youngest generation where the oldest lives as well.
The shared energy network reaches beyond the property line. For us, sustainability begins with understanding the resources of a place: using existing infrastructure and creating a benefit that does not stop at the fence.
What is not written here is missing on purpose. No floor plans, no square metre figures, no prices, no permit status. As soon as reliable information exists, you will find it in this place.
